The floor plan of this 5500-square-foot private residence located along a nearshore waterway is influenced by the landscape, the irregular pie-shaped lot, and the requirement that the garage not face the street, necessitating the determination of the overall floor layout.

 

All these criteria are affected by the floor plan and geometry of the residence, with one of the most notable features being the two-story cantilevered front facade.

On site, there is a very clear distinction between public areas and private spaces. Behind the front door entrance from the street, a wooden lattice better provides privacy.

A private fire pit area is tucked in at the entrance. Once inside the house, all public areas have views of the swimming pool, with a continuous negative edge surrounding the entire perimeter and the distant nearshore inland river. The second floor has a master bedroom with a private balcony facing the water. Guest bedrooms, separated by the main staircase, are on the second floor, enclosed by skylights and horizontal blinds. All guest rooms face north and open onto a shared balcony.

The entire building is covered with white lime color, and the materials used for indoor and outdoor flooring are the same.

All the blinds and lattices correspond with the orientation of the residence, providing shading for the large glass openings.
